1. About us
Corte Francigena is an accommodation facility of the holiday homes and apartments type with 27 apartments, located at Via Ferretti, 12 – Castelnuovo dell’Abate, 53024 Montalcino (SI), Italy, and managed by Vineria Aperta S.r.l., registered office Via Cagliari, 11 – 00198 Rome, Italy, VAT no. 01570100527 (“the Property”).

These Terms govern bookings of stays and experiences made directly with the Property: through the website booking system, by email, phone or WhatsApp. For bookings made through third-party portals (for example Booking.com, Airbnb, Expedia), the conditions accepted on that portal apply; these Terms apply to any matters not covered there and to the Property rules (Arts. 8–10).
By booking, the guest declares that they are at least 18 years old and that they have read and accepted these Terms, also on behalf of the people included in the booking.
3. Prices
Prices are in euros and include VAT, final cleaning and utilities. They do not include the tourist tax (Art. 7) or optional services, which are shown separately. The price applied is the one confirmed at the time of booking.
4. Booking and confirmation
An online booking is completed with the confirmation sent automatically to the email address provided. A booking made by email, phone or WhatsApp becomes final when the Property sends written confirmation and receives the credit card guarantee required by the chosen rate. Guests must check the details in the confirmation and report any errors immediately.
5. Rates, payment and cancellation
Each rate has its own conditions, shown in the booking system and in the confirmation. Unless different conditions are stated at the time of booking, the following apply:

Accepted payment methods: [VISA/MASTERCARD credit cards, bank transfer, cash within legal limits].
Cancellations must be notified in writing to INFO@CORTEFRANCIGENA.COM ; the date of receipt shall prevail. Date changes are subject to availability and may result in a price change. In the event of early departure or late arrival, the full amount of the booked stay is due.
Right of withdrawal: pursuant to Article 59(1)(n) of the Italian Consumer Code (Legislative Decree 206/2005), the 14-day right of withdrawal for distance contracts does not apply to accommodation services for a specific date. The cancellation conditions of the chosen rate remain valid.
6. Arrival and departure
- Check-in: from 15:00 to 19:00. Arrivals outside these hours must be arranged in advance.
- Check-out: by 10:00.
- On arrival, every guest, including minors, must present a valid identity document: the Property is required by law to register it and send the details to the Police Headquarters (Questura). Without a document, the accommodation cannot be handed over.
- The number of people staying in the apartment may not exceed the number stated in the booking or the maximum capacity of the accommodation.
7. Tourist tax
The tourist tax is payable to the Municipality of Montalcino in accordance with the municipal regulations in force: €2 per person per night, for stays below €100 per person per night, and €4 per person per night for stays above €100 per person per night, up to a maximum of 7 consecutive nights. Exempt: children up to 14 years of age / other categories provided for by the regulations. It is paid 7 days before arrival.
8. Property rules
- Swimming pool: open from 1 April to 31 October – from 9:00 to 20:00. There is no lifeguard service: children must always be accompanied and supervised by an adult. The pool is not heated and glass is strictly forbidden in the pool area. Smoking is also forbidden throughout the area. Reserving sunbeds is not allowed. Music and disturbing the peace are not allowed.
- Smoking: not allowed in the apartments or in enclosed common areas.
- Pets: allowed on request, with a supplement of €15.
- Quiet hours and respect for other guests: from 22:00 to 8:00.
- External visitors: allowed only by prior arrangement with the Property.
- Parking: free, unattended. The Property is not liable for theft of or damage to vehicles, except where it is at fault.
- Parties and events in the apartments are not allowed without written authorisation.
9. Damage and security deposit
Guests are liable for any damage caused to the accommodation, furnishings and common areas by themselves or by the people in their booking. The Property may request a security deposit of €100 on arrival, refunded within 1 day of departure after the accommodation has been checked.
10. Valuables
The Property’s liability for items brought by guests is governed by Articles 1783–1786 of the Italian Civil Code. Guests are advised not to leave valuables unattended.
- Experiences
Wine tasting and winery visits, bike adventures, guided tours of the villages, Val d’Orcia tours by Fiat 500 and cooking classes are provided directly by the Property and by selected partners, as indicated in the confirmation. The following conditions apply to all experiences:
- booking required, at least 24 hours in advance, although the staff will also check last-minute requests.
- free cancellation up to 24 hours before, depending on the selected partner.
- in the event of bad weather or causes beyond the Property’s control, the experience may be rescheduled or fully refunded;
- wine tastings: restricted to adults; the Property may request an identity document and refuse to serve anyone who appears to be intoxicated;
- bike adventures: participants declare that they are physically fit; helmets are mandatory; minors take part under the responsibility of the person exercising parental responsibility;
- Fiat 500 tours: drivers must have held a valid driving licence for at least 3 years; security deposit and insurance excess to be checked at the time of booking;
- cooking classes and tastings: allergies and intolerances must be notified at the time of booking.
When an experience is provided by a partner, the partner is responsible for the proper performance of the service.
12. Groups, corporate events and weddings
Group bookings (more than 20 apartments), corporate events, weddings and other celebrations are governed by a dedicated quote and contract, with specific payment and cancellation conditions. For information: info@cortefrancigena.com
13. Force majeure
The Property is not liable for failure to perform due to force majeure or other causes not attributable to it (for example exceptional weather events, measures by the authorities, interruptions of public services). If the Property cannot guarantee the confirmed stay, it will offer the guest alternative accommodation of an equivalent standard or a full refund of the amount paid.
14. Complaints
Any complaints should be reported immediately during the stay, so that the issue can be remedied, or in writing to info@cortefrancigena.com within 1 day of departure. The Property will reply within 30 days.
15. Use of the website
The texts, photographs, videos, logos and graphics on the website are the property of Vineria Aperta S.r.l. or of their respective authors and may not be copied or reused without written authorisation. The information published is prepared with care but may contain inaccuracies: the conditions stated in the booking confirmation shall prevail. The website contains links to third-party websites (for example the booking system and social networks), for whose content and practices the Property is not responsible.
16. Privacy
Personal data is processed as described in the Privacy Policy.
17. Applicable law and jurisdiction
These Terms are governed by Italian law. For disputes with consumers, the competent court is that of the consumer’s place of residence or domicile, if located in Italy (Art. 66-bis of the Italian Consumer Code). In all other cases, the court of exclusive jurisdiction is that of Rome.
Consumers may also use the alternative dispute resolution (ADR) bodies provided for by the Italian Consumer Code.
18. Language and changes
These Terms are available in Italian and English. In the event of any discrepancy between the two versions, the Italian text shall prevail. The Property may update these Terms at any time; bookings already confirmed are subject to the version in force at the time of confirmation.
